How records are built and rated

Every part of the process is documented so a reader can judge how much weight a record deserves.

Property identity resolution

A property record is keyed to a physical address, not a trade name. Names, brands, owners, operators and operating status are stored as time-bounded attributes of that address.

    Anchor

    Normalise the street address, locality and postal code.

    Alias capture

    Record every historical and listing name observed for that address.

    Timeline

    Attach brand, operator, owner and status intervals with a source.

    Merge and split

    Reconcile duplicate records when new evidence changes the anchor.

Verification states

A verification state describes the confidence we hold in the evidence attached to a report. It is never a determination that a business acted unlawfully or in bad faith.

SubmittedA report was received. Nothing has been checked yet.
Identity confirmedThe reporting account has been verified as a real, reachable person.
Document supportedSubmitted documents are consistent with the account given.
Independently corroboratedAt least one source outside the reporter supports key facts.
Pattern correlatedThe account matches other independent reports about the same property.
DisputedAn owner, operator or booking channel has contested this report.
ResolvedThe reporter confirmed the matter reached an outcome.

What a state is not

States are not scores, ratings, or rankings of a business. A property with more reports is not automatically worse than one with fewer — reporting volume reflects exposure and awareness as much as conduct.

Disputes

When an owner, operator or channel contests a record, the case moves to “disputed” and the dispute is recorded alongside it rather than replacing it.
